I am moving next month because I am transferring to a university. I am still trying to find a place to live. The place where I want to live is a little out of my budget but the logistics from downtown area of the city are good because it is only 10-15 min. Been looking at various ads and most of the places that I can afford are rooms that people are renting out in their homes. I am a little uncomfortable with that situation because living in someone else home means that I have to go by their rules and they may not approve of me bringing women home on regular basis or me cooking a lot of food for my fitness goals.

You know, I was thinking about this too. My big issue is 'Can I fuck a girl in the room with no drama from my roommates or the house owner?" I'm thinking about doing 6 months in Hawaii. At about $750 for a room and $1200+ for a apartment, the room is better. I also looked at Santa Monica and New York. New York is a winner for apartments at 1000 for short term. SM was better for rooms.
I would say that you Screen the roommates or guest home owner for this. Email them:
"I'm very actively dating. I was wondering what your policy is on this? If I move in, I'd like for us to be comfortable with no stress."
Do the same for the fitness stuff and food. Obviously, have several good options.
I was in the same situation and ended up finding an awesome roomate that is perfectly fine with my lifestyle of what you described.
What I did was make an ad with my pictures for rooms wanted on craigslist in the city I planned to move to, and let people contact me
I got blown up with responses and compiled a list of "maybe" places, that I checked out when I moved to the city.
Ended up moving in with a retired, divorced guy in a gated community, rent is literally half of what a way shittier apt. would be

Everyone I talked to said its nearly impossible to find someone decent these days, so thats my advice as long as you can portray yourself as an above average roomate, you should have lots of options
As far as the food and girls, just ask about fridge space and if they're willing to split it with you. Ask about guests beforehand and just say you have girls over sometimes and see how they react.
Most people looking for roomates are honestly just looking to start some cash flow and won't be too strict with stuff like that
